The Webster Parish Police Jury will be accepting sealed bids until the hour of 10:00 A. M. Friday

September 13, 2019 Bids will be received by SEALED BID ONLY. There is a $25 bid fee per parcel listing.  Bid fee is NON-REFUNDABLE!  (For Example:  if a bidder bids on parcel numbers 12345, 12346 & 12347 then the bid fee will be $75)  Bids will be read aloud in the Police Jury Meeting Room, Webster Parish Courthouse Annex, Minden, Louisi­ana, for the fol­lowing:

Upon acceptance of the highest responsive bid, and receipt of the bid amount, the acquiring person needs to publish a notice in the official journal that any tax sale party has sixty (60) Days or (6) months to redeem the property or otherwise challenge the sale in a court of competent jurisdiction.  The fact of this ad does not create or reestablish a right to redeem the property that has otherwise expired.  The Successful bidder is responsible for determining those tax sale parties whose interest the successful bidder intends to terminate.  The successful bidder will produce payment within five (5) days of notice of award or the bid could be awarded to the next highest bidder. 

The sale shall comply in all respects with Ordinance 996 and La.R.S.47:2201-2292.  The terms of the sale include that such sale is for cash or cash equivalent, that such sale if without warranty of title and without any warranty of merchantability of fitness; that such sale is “as, where is”; that the buyer is responsible for obtaining title insurance at buyer’s cost, if it is desired; and that the Police Jury reserves the mineral rights to the greatest extent possible.

Guidelines for Placing a Sealed Bid

 

1.  Before placing a bid please make sure you have located the property and actually looked at it.  Never bid on a piece of property you have never seen.  Make sure you do all of your research on the property before bidding on it.  Check with the Town Hall or the Clerk’s office to find out if there are any liens or other taxes owed on the property.  

2. Obtain a Bid Form from the Police Jury office

3. Complete bid form in its entirety.

**There is a $25 bid fee per parcel listing.  Bid fee is NON-REFUNDABLE!

(For Example:  If a bidder bids on parcel #’s 12345, 12346 & 12347 then the bid fee will be $75).  Bid forms and bid fee needs to be in a sealed envelope marked “Sealed Bid”.  Any bid received without a bid fee will be disqualified.

***ALL HAND DELIVERED BIDS MUST BE IN AN ENVELOPE AND SEALED BEFORE ENTERING THE POLICE JURY OFFICE.  Bid Fee is due upon receipt of the bid. 

 

1. Bids will be opened on the date and time scheduled at the Courthouse Annex Building, West Entrance.  You are not required to be present.  No determinations will be made on the day of the Bid Opening.  All bids will be reviewed before any determinations are made.

 

2. After the highest bidder has been determined a letter will be sent out to both the successful bidder and the unsuccessful bidder.  The successful bidder will receive a packet with instructions on what to do next. 

 

3. The successful bidder has (5) business days from the date of the letter to make payment.  If payment is not made within (5) days the property will go to the next highest bidder.

 

Any bidder who bids on the same property more than once and is the highest bidder, then does not honor the bid, is disqualified from bidding on anything else.  This in turn disqualifies any other bids.
